Hi Shamron Owners;
The temperature is 90, the gulf is like glass and the sun is shining. Hard to believe it's the end of October. I've been at Shamron for about a week now, and a lot is going on.
The heat pump is in the process of being installed which will hopefully bring down our pool energy costs; the paver swales at the north and south end of the parking lot are being repaired to make them more ADA compliant as well as enhancing the drainage process; the rusted pipe hangers that hold up the ducting under the building are being replaced; and the uneven pavers at the entrance to the north and south side stairwells are being re-worked to help draw moisture away from the building.
The windows in the center of the building have all been washed, the party porch carpet cleaned as well as the furniture, and the stairwells sport a bright white paint. For a change, you don't have to take off your sunglasses when you enter the stairwells. The lobby has been changed back to its fresh off-white color making the green table "pop", and those of you with hand-made name tags on your mailboxes will have brand-new labels soon.
Soon, we will have our new emergency pool phone that will be connected to a new emergency service for the elevators at a cost savings of about 100-dollars a month. We will also have a secure new pool gate and lock that will deter unwanted visitors. (the old gate will be used to enclose the heat pump. I was hoping that, by now, the tile in the bathrooms would have been changed to non-skid, but the tile contractor is having trouble with his order. "Any day now", is what I have been told. I continue to work to get it done. It will happen..I promise.
I am making progress on the waterwall, and am hoping to have something for the board to approve to send to the owners at our November 10th meeting.
There have been some setbacks but not many. For example, I just found out that the changes the contractor and previous board made to the pool project like getting rid of the concrete swales, changing the pool walls, and beachside drainage as well as the barbeque area were never stamped with final approval by the county or city. The city said that it was Benchmark's job to get it done. Jeff Good from Benchmark is now working with the city to correct the problem. Either way, it hasn't and won't stop our progress.
I have heard the comment, why is this board working so fast to change things. My answer is simple. Why not? How many times have previous boards discussed, emergency pool phones, pool gate locks, mailbox name tags, heat pumps, etc without doing anything about them? This board chooses to do some things. We do a lot of homework before we make decisions, keeping the owners safety and our fiscal responsibility in mind.
Contrary to what a couple of owners have implied, we are spending your money wisely and in the "sunshine". Many items like the lobby painting, the heat pump electrical, the new bathroom tile, the repair of beachside drainage, and some added paver repair are being done at no cost to the association. This board will never allow a cost overrun of a project like what was seen this past year in the pool renovation project,( nearly 100-thousand dollars), and this board will never pay off a contractor until he finishes the job.
